Custom Island Prefab

Hello all,

I am just getting back into server hosting and looking to have an island prefab created for my community. I am looking for something I can just drop onto any map and only have to apply terrain/height/topology modifiers. Please see the photos and notes below. Below I have a rough example of what I am looking for. Obviously I wouldn't want my island to be an exact copy of this, but I am looking for something that isn't just a plain circle. Something that is shaped to look like it actually belongs with any procedural/custom map. For the size, I would like it to have a size/diameter of 400-500. 

There's a specific layout that I need the topologies to have on the island. I need the middle part of the island to be strictly for building and be as flat as possible. I need to have space for the footprint of my servers community hub (I've shared the footprint for this below which I would be adding manually each wipe using the copy/paste plugin) And also have space for players to surround the hub with their own shops. Keep in mind, these shops will be around 20-25 foundations each. 

While I would like the middle of the island to be for building, I would like the outer perimeter of the island to have some nice rock formations as well as spawns for animals, palm trees, and nodes. I don't want a crazy amount of trees/nodes, just enough that will allow players to farm for building materials for their shops since the island is out in the middle of the ocean.
